Complicated GST Issue on Rental Income – Need Expert Advice

I’m facing a complex situation regarding GST on rental income, and I need some expert guidance. Here’s the scenario:
I own two properties—one commercial and one residential—both rented out in different circumstances.
Breakdown of My Rental Income
Commercial Property (Rented to a business) – ₹15 lakh per year
Residential Property (Rented to an individual) – ₹8 lakh per year
Total rental income = ₹23 lakh per year (exceeding the ₹20 lakh GST threshold).
My Confusion
Since my total income crosses ₹20 lakh, do I need to register for GST?
I understand that commercial property rent attracts 18% GST, but since my residential property is leased to an individual (for personal use), does that part remain GST-exempt?
If I register for GST due to my commercial property, will my residential rental income also become taxable?
Can I claim Input Tax Credit (ITC) on expenses related to maintaining the commercial property?
I’m struggling to figure out if I should voluntarily register, if I can split my rental income considerations, and what compliance I need to follow.
